What to Expect

Below, you will gain a clear understanding of the basic terms and concepts essential to enhancing your restaurant's dining spaces:

The lessee agrees to pay a monthly lease fee as specified in the lease agreement. Lessee agrees to keep a credit card on file for monthly payments.

Monthly Fees

PatioLease™ will be responsible for the installation of leased items unless Lessee specifies to do the installation. Fees are determined at time of purchase.

Installation

A deposit equal to three months of the lease amount is required upon signing the lease agreement.

Two-thirds (2/3) of the deposit is refundable, subject to the conditions specified.

Security Deposit

Insurance

The lessee is required to secure and maintain insurance for the leased patio, pergolas, and patio components. The coverage must protect against damages, theft, and liability. PatioLease must be named as an additional insured party.

Iif PatioLease™ completes the installation, installation funds will come from deposit.

If the lessee chooses to cancel the lease agreement early, the deposit will be forfeited.

Refund of Deposit

Upon the conclusion of the lease term, the lessee is required to return all leased items to PatioLease™ in their original condition, subject to normal wear and tear. PatioLease will arrange to pickup materials

Conclusion of Contract

If the lessee defaults on any term or condition, including failure to make timely payments, PatioLease™ has the right to take possession of the leased items without prior notice.

Default

All leased items remain the property of PatioLease™ At no point does ownership transfer to the lessee unless specified in a separate purchase agreement.

Ownership

The Lessee is responsible for general cleaning and minor touch-ups. Maintenance and repairs necessitated by normal wear of the structure will be the responsibility of PatioLease.

Maintenance

If an option to purchase the leased items at the end of the lease term is available, it must be agreed upon in a separate written agreement with specific terms and conditions outlined therein.

Option to Purchase

Lease agreements may be renewed, or leased items upgraded/downgraded subject to mutual agreement and execution of a new or amended contract outlining the revised terms and conditions.

Renewal or Upgrade/Downgrade

If the lessee wishes to terminate the lease agreement before its expiration, a written notice of at least 30 days is required. Early termination fees may apply.
